What must I bring with me to tour an apartment?
You and your guests will need to bring a valid U.S. Government Issued Photo ID, passport of Military ID.
What are your application and adminstrative charges?
Application Fee: $85 (non-refundable) Administration Fee: $150 Deposit: $150-$250
What are the income and credit qualifications?
Our residents are required to earn an amount equal or greater than three times the monthly rental rate, which will require proof of income. We do use a third party credit screening partner.
What is forms of income verification are acceptable?
Ideally, your two most current pay stubs, two most current months of bank statements, an offer letter, or current W2.
What happens if I qualify for an apartment, but my roommate does not?
The roommate will not be approved to lease/live onsite. Best to ask the community manager for additional details.
Is my security deposit totally refundable?
If your application is declined or you notify us within 72 hours of application that you are canceling your application for the residence, your security deposit if fully refundable. Please allow 30 days to receive the deposit refund. If you are a resident and have provided proper written notice of your intent to vacate your residence, your deposit is refundable minus utility charges that may not have been assessed and any charges for damages to the residence.
If I get a job transfer, can I break the lease?
In short, yes. The Huntington offers flexible lease terms and a termination option. We will require advanced written notice of 60 days, payment of the termination fee noted in the lease contract and reimburse the community for any concessions and incentives that were applied to your account.
Can I change to a month-to-month lease plan after my first year?
You may continue residing in your home on a month-to-month basis upon expiration of the initial lease term. Your lease will default into a month-to-month lease after expiration of the contract. You will be required to notify us of your intent to renew your lease for any lease term and/or give a 60-day written notice of your intent to vacate the residence. A month to month fee will apply, should you elect to lease month-to-month. This rate is subject to change monthly.
Do you accept leases for short terms?
We do have lease terms ranging from three to 14 months, however, offered lease terms may be subject to change without notice.
Am I required to have renters' insurance?
Yes, we do require a liability policy for all renters of $100,000. We will provide you with additional information at the time of application.
Do you offer furnished apartments?
We do not have furnished apartments, however, we do have vendor partners that will meet your needs. Give us a call to find out more about our CORT program.
Do you offer corporate apartments?
Yes, through 3rd party services.
If something needs to be repaired in my apartment, how do I report it?
Please place your maintenance request in our resident portal. Maintenance requests can be submitted 24 hours a day. Should you have a maintenance emergency, please call the office to alert our on call service professional.
When is my rent payment due?
Rent is due and payable on the first of every month. Please ensure rent is delivered regardless of a holiday or this date occurring on a weekend. A recurring rental payment is easily set up in the resident portal.
What day of the month am I liable for a late charge?
Late fees are assessed on the 4th of the month.
Will you accept electronic payments from my bank?
Yes, you are responsible for payments being processed in a timely manner and getting into the office on time. Many banks mail payments to our office, so the processing must be completed in time to arrive for posting on or before the third of the month.
Is there a place where I can pay my rent after office hours?
Please submit your rent using the online resident portal.
There is a person who might be staying with me for a while, is that permitted by the lease?
No more than 7 consecutive days or 14 total days in any one month. Please speak with the office for extended stays.
Do you have reserved parking?
Yes, there is a monthly cost associated with a reserved parking space. Ask us about availability near your residence.
I have a motorcycle, where can I park it?
In any parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, the office should be made aware and they should be added to the lease as minor occupants.
Can I install my satellite dish at my apartment?
No.
Do you have cable services?
Yes, we are proud to offer the AT&T suite of offerings.
Does the property have a fitness center?
Yes, we have a 24-hour fitness center. Our fitness center has cardio, strength training equipment and a Wellbeats, fitness on demand program.
Does the property have a swimming pool?
Yes. The Huntington has a world class swimming pool with fountains, cabanas and plenty of scenic lounge area.
Are gas grills permitted at your property?
Enjoy one of our gas grills in our outdoor kitchen area, provided by the community. Your grill will not be permitted.
Is there any additional storage space available at your property?
Yes, we have additional storage space onsite and are happy to show you the convenient options near your residence.
Are residents permitted to paint their apartment?
Yes, but, you must restore the paint to the original color or be charged to have our vendor partner return the residence back to original color upon move out.
Will you accept my delivery packages for me?
The Huntington uses Luxor Lockers to house all resident packages. All parcels are available to be picked up day or night from the system.
